One of the biggest questions we get asked when we visit sellers in their homes is do I need to move furniture around?

This is an individual preference while you are living in your home but as soon as you decide to list, you may need to change the layout. Layout is so important for created a perception of space, openness,  and warmth. It is also extremely important for photographs and marketing. Function is also important, especially if you like to entertain.

Usually the living room layout is centred around a main feature like a fireplace and then the sofa and remaining pieces. We love to anchor chairs in front at the sides of a sofa or across from the sofa. We love the traditional two sofas mirroring one another because it is great for entertaining and chatting. It also allows you to view the fireplace from the perimeter of the room and draws you in.
