Renovating a tiny bathroom space?

Working in real estate, we often run into homes that have a two piece ensuite that clients want to turn into a three piece. It’s tricky but can be done, especially if  you are fortunate enough to have the ensuite back into a closet.

The two piece ensuite came into play in the late 60’s/early 70’s. It’s great to have an ensuite powder room but a three piece bath is even better and adds value to your home. Crest-built homes often have these. If you own a Crest-built home, keep the doorbell that says it is “Crest Built”. These homes are well built and renovate well because they have great layouts!

We found a great article from Elle Decor on renovating small bathrooms. There is a 60 image gallery for ideas so you don’t have to limit yourself to boring. Some of the bathrooms are bold and striking. Since you are working with a small space, sometimes you can spend a bit more and choose a Farrow and Ball paint or wallpaper or spend a bit more on your light fixture or plumbing fixtures. We are seeing a huge trend towards matte black or navy cabinetry with brushed brass pulls and black or brass faucets.

We love the way the mirror in the photo has an interesting geometric shape. The points at top and bottom draw the eye up and down rather than horizontally creating space visually.

Other great choices to give a luxe feel are back lit mirrors, oak cladding, marble counters and leather finished walls. Again, see Farrow and Ball for wallpaper. They have some amazing textural papers. You can even go with a monochromatic colour scheme with added texture to create interest too.

Tip: if you choose to use marble. We love carrara marble and have personally used it in a powder room and laundry room, don’t forget to seal the counters. Marble is not hairspray-friendly and you can get marks from leaving the soap dispenser on it. But the look of real marble is gorgeous. If you are concerned, try a manmade product like Caesar stone. Statuario Nuvo and Airy Concrete are beautiful designs and the product is practically bullet proof. Airy Concrete would look amazing with a textural leather-look wallpaper.
