Why Your Home Isn’t Selling: Price

Every home will sell for the right price. If your home is languishing on the market, it’s due to price. You are missing out on buyers viewing your home. You are missing out on receiving offers. You are missing out on selling your home. You are missing out on getting on with your life. It all boils down to price.

Location, layout and land. The three L’s of real estate. We cannot change any of these. It is important to take these things into consideration when you price your home. A realtor can assist you in determining how desirable or undesirable a buyer will find these features. Sometimes sellers are so emotionally invested in their homes, they lose sight of it’s shortcomings.

Are the 3 L’s of your home a benefit to a buyer or not? If it is not a benefit, you need to demonstrate value with your price. Everything in real estate is a trade off. Less desirable location, less value. Less desirable layout, less value. Less desirable land, less value.

Condition, cleanliness, clutter and colour. If your home is lacking in any of the 4 C’s, a buyer will want to make those changes. Change costs money so the buyer will see less value. The home needs to be priced for the condition it is in. Cleanliness and clutter demonstrates care and maintenance. If a buyer views a unclean and cluttered home, the buyer assumes there will be deferred maintenance and there will be costs involved. The buyer will see less value. If the colour of the home is unappealing, a buyer will want to change that or see less value in the home. Price needs to be indicative of the condition, cleanliness, clutter and colour to sell.

Time of Year. Homes sell all year long. We have sold homes on Easter Day, Christmas Eve, in Summer, Fall, Winter and Spring. A home will always sell for the right price.

Realtor. The internet does a magnificent job casting a huge net to capture buyers’ attention. REW.ca, Realtylink.org and many other third party sites pack powerful reach. We often see ambitiously priced homes represented several times by several different realtors and the home does not sell. It is not the realtor. It is the price. In order to sell your home, you need to improve the price.
